- Less construction noise + less ongoing development
- Easier walkability within neighbourhood (older grid)
Willoughby wins for…
- Newer construction (2010+) with modern layouts and energy efficiency
- R.E. Mountain Secondary — IB programme (only IB in Langley Twp)
- Largest townhome and presale inventory in Langley
- Walkable to Willoughby Town Centre + new commercial nodes
- Closer to upcoming Surrey Langley Skytrain stations
- Mostly newer schools (Yorkson Creek Middle, R.E. Mountain Secondary)
- Higher-density, more public amenities (parks, fields, trails added with new development)
My honest verdict
Detached buyers wanting a backyard / older lot — Walnut Grove. Mature, larger lots, $200K–$300K cheaper for similar square footage.
Townhome / presale buyers — Willoughby. The vast majority of Langley\'s new townhome inventory is here. R.E. Mountain Secondary IB catchment adds real resale value.
School-driven families with academically-focused kids — Willoughby (R.E. Mountain IB). Walnut Grove Secondary is solid but does not have IB.
SkyTrain commuters (eyeing 2029) — Both will need a connection to Langley City station once it opens; Willoughby is marginally closer along the 208th corridor. For a true SkyTrain-walkable Langley purchase you want Langley City itself (different conversation).
