My honest verdict

First-time buyers and presale buyers — Coquitlam. More inventory, lower entry prices, more presale choice, better SkyTrain access for the commute. Burquitlam in particular is one of the strongest 5-year value plays in Greater Vancouver right now.

Move-up buyers, families, and lifestyle-driven buyers — Port Moody. The waterfront + brewery + small-city culture is unique in Greater Vancouver, and Heritage Woods catchment moves homes meaningfully. Worth the 10–15% premium over equivalent Coquitlam stock.

Investors — Coquitlam for capital appreciation (more inventory, more upside), Port Moody for rental yield (less inventory, stronger rents per square foot). The right answer depends on your hold period and what you\'re trying to optimize.
