Investor snapshot

Cloverdale rental yields & investor angle

Rough gross yield ranges based on typical CMHC market rents in the Surrey CMA and the lower end of Cloverdale purchase prices. Real numbers shift with strata fees, vacancy, financing, and property tax — I run a full pro-forma before we make any offer.

Property typePurchase (low)Typical rentGross yield range
Detached (rented as SFH)$1.55M – $2.05M$3,800-5,500/mo2.94% – 4.26%
Townhouse$880K – $1.15M$3,200-4,200/mo4.36% – 5.73%
Condo (1-bed)$580K – $760K$2,200-2,800/mo4.55% – 5.79%

Gross yield = annual rent ÷ purchase price. Net yields after strata, taxes, vacancy, repairs, and financing typically run 1.5-2.5 percentage points lower. I model the BC tax stack (Speculation Tax, Empty Homes Tax, Property Transfer Tax, capital gains, and the new BC Home Flipping Tax) for every investor file.

FAQ

Cloverdale real estate questions

When will SkyTrain reach Cloverdale?

The Surrey-Langley SkyTrain extension is targeting late-2028 service. Stations along Fraser Highway include 184th Street (which serves Clayton Heights and east Cloverdale) and 196th Street (Willoughby). Long-hold buyers in Clayton Heights are well-positioned for transit-oriented appreciation.

Is Clayton Heights part of Cloverdale or Surrey?

Clayton Heights is technically a sub-area of Cloverdale (which is itself a town centre within the City of Surrey). For real-estate-listing purposes, Clayton Heights is reported as its own neighbourhood under REBGV but rolls into the broader Cloverdale planning area for civic and school catchment matters.
