Net Proceeds Math: How Much You Actually Walk Away With

Selling a home in Vancouver BC isn't just sale price minus mortgage. After commissions, GST, penalty, and legal fees, your true net proceeds are typically 5%–9% lower than the listing price.

The Standard BC Commission Structure

Most BC listings use the historical tiered structure: 7% on the first $100,000 and 2.5% on the remainder, split between the listing brokerage and the buyer's brokerage. This is fully negotiable — Renanza Realty competes on service and results, not just headline rate.

Can the buyer pay the real estate commission?

Almost always the seller pays both the listing and buyer-side commission out of the sale proceeds. New CREA rules introduced in 2024 mandate written buyer agency agreements but the practical fee allocation hasn't shifted in BC.
