These Terms of Use (“Terms”) govern your access to and use of danmarusin.com (the “Website”), operated by Dan Marusin Personal Real Estate Corporation (“Dan Marusin PREC”, “we”, “our”, or “us”), a licensed REALTOR® in British Columbia working with Renanza Realty.

By accessing the Website, using any of its calculators, downloading any guide, or contacting us through any form, you agree to be bound by these Terms. If you do not agree, please do not use the Website.

1. Real Estate Services and Agency Disclosure

Dan Marusin PREC is a licensed real estate professional in British Columbia. Real estate services in BC are governed by the Real Estate Services Act, the rules of the British Columbia Financial Services Authority (BCFSA), and the bylaws of the Real Estate Board of Greater Vancouver (REBGV).

Nothing on this Website creates an agency relationship between you and Dan Marusin PREC. An agency relationship is only established when you sign a written Buyer’s Agency Agreement or Listing Agreement with us, after we have presented you with the BCFSA-mandated Disclosure of Representation in Trading Services.

2. Information Is for General Use Only — Not Advice

The Website includes calculators, articles, neighbourhood guides, market commentary, mortgage and tax information, presale comparisons, and policy explainers. All of this is provided for general informational purposes only.

The content on this Website is not:

Tax rates, exemptions, lender qualification rules, CMHC premiums, and zoning regulations change frequently and are subject to municipal, provincial, and federal interpretation. 4. Listings and MLS® Data

Listing information that may be displayed on the Website is sourced from the Multiple Listing Service® operated by the Real Estate Board of Greater Vancouver and the Fraser Valley Real Estate Board. MLS® data is reasonably believed to be accurate but is not guaranteed. Listings are subject to prior sale, change, or withdrawal without notice. Always confirm current status, price, and details with us before making any decision.

5. No Solicitation of Other Brokerages’ Clients

If your property is currently listed with another brokerage, please disregard any communication from us as a solicitation. We respect existing agency relationships.

6. Forms, Lead Magnets, and the Free CMA Tool

When you submit a form (including the Home Value Estimator / Free CMA, contact form, webinar signup, or newsletter signup), you authorize Dan Marusin PREC to contact you by email, phone, or text in response. We will only use your information as described in our Privacy Policy. You may unsubscribe from marketing communications at any time.

The Free CMA delivered to you is a comparative market analysis prepared by a licensed REALTOR®, not a formal property appraisal. It is intended only for informational purposes and is not a guarantee of sale price.

7. Webinar and Educational Content

Webinars, recordings, downloads, and guides offered on the Website are educational in nature. Attending a webinar or downloading content does not create a client relationship. Recommendations made during webinars are general and may not apply to your specific situation.

8. Third-Party Links and Integrations

The Website may link to third-party services (Realtor.ca, Government of British Columbia, CMHC, Canada Revenue Agency, mortgage broker pages, municipal zoning maps, and others). We do not control these third-party services and are not responsible for their content, accuracy, or privacy practices.

9. Intellectual Property

All content on the Website — including text, graphics, calculators, code, the buyer guide, neighbourhood breakdowns, and the look and feel — is the property of Dan Marusin PREC or licensed to us, and is protected by Canadian and international copyright laws.
