This Privacy Policy describes how Dan Marusin Personal Real Estate Corporation (“Dan Marusin PREC”, “we”, “our”, or “us”), a licensed REALTOR® registered in British Columbia, Canada, working with Renanza Realty, collects, uses, and discloses your personal information when you visit danmarusin.com (the “Website”) or otherwise interact with us in connection with our real estate services.

1. Who We Are
Dan Marusin PREC is a licensed real estate professional registered with the British Columbia Financial Services Authority (BCFSA) and a member of the Real Estate Board of Greater Vancouver (REBGV). Our brokerage is Renanza Realty.

2. Personal Information We Collect
We may collect the following categories of personal information when you use the Website or contact us:
- Contact information — name, email address, phone number, mailing address.
- Property and transaction information — property address, asking price, mortgage balance, target purchase budget, neighbourhood preferences, and any other information you voluntarily provide when requesting a CMA, mortgage pre-approval referral, listing presentation, or buyer consultation.
- Identification information — when required by the British Columbia Real Estate Services Act, the federal Proceeds of Crime (Money Laundering) and Terrorist Financing Act (PCMLTFA), and FINTRAC obligations, we collect government-issued ID, occupation, source of funds, and beneficial ownership information from clients entering into a contract with us.
- Website usage data — IP address, browser type, device type, operating system, referring URL, pages visited, and time spent on the Website. This is collected automatically through cookies and analytics tools.
3. How We Use Your Personal Information
We use your personal information to:
- Respond to your inquiries and provide the real estate services you request, including market analyses, buyer searches, listings, presale referrals, and showing appointments.
- Comply with our legal obligations as a licensed REALTOR® under BCFSA Rules, the Real Estate Services Act, the Personal Information Protection Act (PIPA) of British Columbia, the federal Personal Information Protection and Electronic Documents Act (PIPEDA), and FINTRAC reporting requirements.
- Send you market updates, listing alerts, calculator updates, and educational content — but only with your consent, which you can withdraw at any time.
- Improve the Website, our calculators, and our service offering.
- Detect, prevent, and respond to fraud, money laundering, or other illegal activity.
4. Legal Basis for Processing
In British Columbia we rely on PIPA, and across Canada we rely on PIPEDA. Our lawful bases are: your express or implied consent, the performance of a service contract with you, and our compliance with legal obligations imposed on us as a licensed real estate professional.
5. Sharing Your Personal Information
We do not sell your personal information. We may share it with the following categories of third parties, and only to the extent necessary:
- Renanza Realty (our brokerage) — for transactional record-keeping and supervision.
- Mortgage brokers, real estate lawyers and notaries, home inspectors, appraisers, and other transaction professionals — only with your knowledge and only to facilitate a real estate transaction you have asked us to help with.
- Real Estate Board of Greater Vancouver and the MLS® — to publish or search listings.
- Government and regulatory bodies — including BCFSA, FINTRAC, the Canada Revenue Agency, the BC Land Title and Survey Authority, and law enforcement, where required by law.
- Service providers — website hosting (Cloudflare), email and form processing, and analytics. These providers are bound by confidentiality obligations and may only use your data to provide the service we have contracted them for.
We never share your personal information with marketing partners or list brokers.
6. Cookies, Analytics, and Tracking
The Website may use cookies and similar technologies to remember preferences and to measure traffic. We may use Google Analytics and Google Search Console. These tools collect data such as IP address, pages visited, and approximate location. You can disable cookies in your browser settings or opt out of Google Analytics by installing the Google Analytics Opt-out Browser Add-on.
7. Data Retention
We retain your personal information only as long as is reasonably necessary to provide our services and to meet our regulatory obligations. Under BCFSA Rules and FINTRAC, transactional records must be retained for a minimum of seven (7) years. After that period we will securely destroy or anonymize the records.
8. Your Rights
Under PIPA and PIPEDA you have the right to:
- access the personal information we hold about you;
- request correction of inaccurate information;
- withdraw consent for marketing communications at any time;
- file a complaint with the Office of the Information and Privacy Commissioner for British Columbia (OIPC) or the Office of the Privacy Commissioner of Canada (OPC).

9. Security
We use commercially reasonable safeguards to protect your personal information, including TLS encryption on the Website, secure cloud storage, and access controls. No system is perfectly secure, however, and we cannot guarantee absolute security.
10. International Transfers
Our hosting provider (Cloudflare) and certain analytics providers (Google) may store data outside Canada. By using the Website you acknowledge that your information may be processed in jurisdictions with privacy laws different from those of British Columbia.
11. Children’s Privacy
The Website is not directed at children under 13, and we do not knowingly collect personal information from children. If you believe a child has provided us with personal information, contact us and we will delete it.
12. Changes to This Policy
We may update this Privacy Policy from time to time. The “Last updated” date at the top of this page reflects the most recent revision. Material changes will be highlighted on the Website.
