What are the standard closing costs when buying a home in BC?
Budget for the Property Transfer Tax (PTT), legal/notary fees (roughly $1,400–$2,000 in 2026), a home inspection ($500–$900), title insurance, and property tax adjustments on completion. If the home is newly built or a presale assignment, also budget for the federal 5% GST — partially rebated by the new First-Time Home Buyer GST Rebate on qualifying purchases.
Who pays the real estate commission in British Columbia?
In most residential transactions the seller pays the commission, deducted from gross proceeds on completion. The total is usually split between the listing brokerage and the cooperating (buyer's) brokerage. Buyer-paid commission arrangements are now allowed under the BCFSA Rules and are negotiated between buyer and brokerage in writing.
Do first-time home buyers have to pay the BC Property Transfer Tax in 2026?
Eligible first-time buyers in BC qualify for a full PTT exemption on homes priced up to $835,000 and a partial exemption up to $860,000, under the rules in effect since April 1, 2024. What is the BC Home Flipping Tax?
In effect since January 1, 2025 under Bill 15, the BC Home Flipping Tax is a provincial tax on profit from residential property sold within 730 days of purchase. Rates start at 20% for sales within 365 days and slide down to 0% by day 730, with limited life-event exemptions. Use the BC Home Flipping Tax Calculator to model your specific timeline.
Can foreign buyers purchase BC real estate in 2026?
The federal Prohibition on the Purchase of Residential Property by Non-Canadians Act has been extended to January 1, 2027, with limited exceptions for permanent residents, work-permit holders meeting requirements, refugees and certain recreational or non-residential property. BC's own 20% Foreign Buyer Tax also applies on top, in designated regions.
